房貸綁20年還30年？網答案一面倒

The horn antenna is a broadband passive device, shaped like a pyramid horn, referred to as a TEM antenna, which guides the beam of radio waves at a precise frequency. FT-RF Double Ridged Horn antennas have frequency capabilities ranging from 400MHz to 40GHz depending on type and style. These series are characterized by a huge frequency range and extremely high input powers. With increasing frequency, the gain rises to a maximum of 18 dBi. At higher frequencies, the increased gain compensates for the increasing cable losses.

房價不斷攀漲，年輕人買房子，要20年還是30年好？有網友在臉書公開社團「買房知識家 買房賣房攏滴+」詢問此題，網友紛紛一面倒選擇30年，直呼「當然是越久越好！」房仲則指出，「以資金彈性來說，當然選30年最好，不過切記要慎選銀行，才能避免違約金的問題；另，央行近日曾提及取消30年房貸一事，想購屋的民眾不可不慎！」

同樣的房貸條件，1,000萬、利率1.6%、本息平均攤還、無寬限期，20年與30年房貸差別在哪裡？

根據內政部不動產資訊平台試算，20年房貸每月須償還48,716元，20年就是240期，本金、利息合計，240期共償還11,691,840元；30年房貸每月須償還34,994元，30年就是360期，本金、利息合計，360期共償還12,597,840元。整體來說，如果乖乖依照這種方式月月繳完，30年房貸相較20年房貸，須多償還906,000元。

屋比房屋總監陳傑鳴表示，以目前國內薪資漲幅緩慢的情況來說，選擇30年期除了降低負擔外，有了額外資金，還能提前清償部分本金，甚至若有大筆意外之財，甚至可以一口氣全部清償，所以依照上述案例，不見得真的會多繳90.6萬元。

陳傑鳴說明，目前銀行的房貸合約，通常有綁約第1~3年，期間若想要提前清償部分或全部本金，會加收「提前清償金額」0.5%~1%不等的違約金問題，所以在選擇銀行時，除了利息，也要將此事列入考量；不過，通常3年後，多數銀行合約都免違約金，可提前清償。

最後，陳傑鳴也提醒，無論20年或30年房貸，民眾若想購屋，須留意央行升息問題，謹慎評估自身能力，才能避免因升息，導致繳不出房貸，最終淪為法拍屋；另，日前央行也曾提及，「有可能」取消30年房貸，雖然外界多認為機率不高，但存有一定風險，所以若有意以30年房貸購屋，能力許可下，應盡速行動，才能避免向隅。
